Our offer

The house is set in the northeastern corner of very spacious grounds spreading over several different levels in front of and to the west of the buildings. The property is approached from a country road through a gated entrance, from which a pathway leads to the entrance into the inner, partially walled garden. The garden is additionally sheltered from outside view by a side building and much greenery, thus the house occupants can enjoy complete privacy in very peaceful surroundings.

 

INDOORS AND OUTDOORS

The main house accommodates six persons. It develops at the first floor level, which is reached by two stone staircases climbing up from opposite ends of the garden and meeting together in front of the house entrance, where the space widens into a small terrace, bordered by a stone seating, which offers a cozy and welcome "outdoor lounge".

The entrance floor comprises of an open living room and kitchen/dining area, plus one bedroom and a bathroom, while the upper floor houses two more bedrooms and a large bathroom, all accessed from the centrally located staircase landing.

The ground floor level of the main building is a large open space used as a summer kitchen with a comfortable dining area. Accessed from the garden through a stone-vaulted passage, it is a space which remains pleasantly cool when it is scorching hot outside. It also houses the maid’s room, and a toilet and the laundry facility. It should be noted that the house has no maid service. The maid’s room is generally used as the cleaning lady’s headquarters, but as it is fitted with a bed and a closet, on a few occasions it has been occupied by guests’ own house helper.

The one-storey side building (partially attached to the main building), known as The Guest House, is an attractive open-plan, split-level space with a high ceiling and plenty of light. The upper level area with its bathroom and walk-in closet represents sleeping quarters while the lower level functions as a living room. The ottoman seater on the lower level can also be used for sleeping, if need be. When the Guest House is not used for sleeping, it offers the house occupants a tranquil corner in which to read or write, watch TV or to have a peaceful conversation.

All the windows on the main building are protected by slatted shutters which regulate the streaming of air and light into the house. The windows on the side building have full wooden shutters.

 

THE SWIMMING POOL AND THE GARDEN

A short stretch of lawn separates the main house and the Guest House from the stone-paved terrace in front, which is covered with a kiwi and a wild vine pergola. The terrace, with its stone-built barbecue, is the main dining space during the summer months. A low lying stone wall makes the barrier between the shaded dining area and the sunlit poolside terrace. A couple of steps separate the poolside terrace from the wood flooring sun deck which offers extra space for sun bathing. Set between the two is a small building housing the outdoor toilet.

The pool is 9m long and 3,5 m wide.

Two more areas have been designed for those seeking a quiet corner, only for themselves. Away from the pool area, another stone-paved terrace is situated in the shade of the tall garden wall, under a creeper covered pergola. A semi-circular wooden platform, built on top of a rock which shelters the root base of six oaks growing together not far from the pool, offers lovely views of the western part of the garden.

The inner and the outer gardens cover some 3.000 square yards partially planted to orchard (orange, prune, fig, apple, quince, pomegranate and some vines) and with a conspicuous presence of sturdy walnuts, bay and oak trees.

A ten minutes' walk from the house (or a couple of minutes' drive) through patches of shade of pines and oaks, will take you to the edge of the Konavle cliffs offering a breathtaking view of the open sea and of the beach below, a place of great wild beauty. Man-made path down to the beach is safe and presents no big challenge for the sure-footed. Not far away from the village there are also other access paths to the sea. A horse farm in the village offers possibilities of horseback riding through the neighbouring countryside and also rents quads for a different way of discovering and admiring the landscape.

Although the house is located in the middle of the village, barely 200 m from a bus stop for the Dubrovnik and Cavtat bus lines, it is recommended to have a car as the food shops are available at a distance of about four kms.
